Extracting data from escrow analysis statements

A mortgage servicer sends an escrow analysis statement once a year for every escrowed loan, each on its own layout under Regulation X. Underwriters and servicing transfer teams read them for the true housing payment, as portal downloads or as mailed letters a borrower scans and uploads.

Underwriting needs the new monthly payment, the new escrow payment, the shortage and the annual tax and insurance totals. The loan origination system uses them to count the full housing payment in the debt-to-income ratio.

The problem

What makes escrow analysis statements hard

Current and new side by side

Regulation X requires both the current and the new monthly payment, so each component prints twice and every amount belongs to one column.

A projection and a history

The statement carries the coming year's monthly projection and the past year's actual activity, with flags marking where actuals differed from the estimate.

Arithmetic across sections

The shortage, a cushion of up to one-sixth of annual disbursements and a spread of at least twelve months combine into one new payment.

How it works

Parse, extract, verify

1

Parse

Parse turns the document into reading-order Markdown and a hierarchy of blocks (text, tables, figures), and grounds each block to its exact location on the page.

2

Extract

You define the fields in a JSON schema, and Extract returns their values in a consistent, structured format, each linked back to where it appears in the Markdown.

3

Verify

Each value links back to where it appears, down to the character range in the Markdown, and the page and bounding box in the source document, so every result can be verified.

Worked example

One escrow analysis statement, end to end

About this document: Onity Mortgage's sample escrow analysis statement for a loan with a shortage, published with its escrow guide on MortgageQuestions.com. Two legal-size portrait pages: a letter with the new payment, the tax and insurance changes and the shortage calculation, then the projection and the account history. Page 1 is featured. The borrower, address and account number are placeholders.

Processing objective: The objective is to explain the payment change: what the escrow account is short and what that does to the monthly payment. The new escrow payment is the annual total divided by twelve. Adding the shortage, spread over a year, and the unchanged principal and interest gives the new payment.

Demonstration fields: New monthly mortgage payment, Current escrow payment, New escrow payment, Shortage amount, New annual escrow total

Documents into data

Accurate

The best accuracy on the difficult documents other tools get wrong, such as messy scans, complicated tables, checkboxes and handwriting.

Auditable

Every answer cites its sources. Values come back with an audit trail (page, bounding box, character range) so a human can review them.

Agentic

Applies multi-step reasoning, and plans before it acts. Handles documents it has never seen before and adapts to variations.

API-first

Composable APIs that drop into any tech stack and can be called from anywhere. Easy to build on and embed in your pipelines and products.

Affordable

Cost-competitive rates with complete price transparency. Spend controls before you run, and every job reports its exact cost.

Enterprise-grade

Built for production and scale from day one. Fully observable and monitored, running securely in our cloud or yours.

Built for high-volume, high-throughput production

FAQs

Questions, answered

Yes. Give the schema a field for each column, such as the current escrow payment and the new escrow payment. Each value comes back under its own name, grounded to the cell that prints it.

Yes. Define the projection and the history as arrays in your schema. Every monthly row comes back as its own entry, with its payments, disbursements and running balance as numbers.

A value printed with a marker beside it comes back as a plain number. Give the marker its own field and it returns separately, so each history row keeps both the amount and its status.

No. A schema names the fields you want and describes them in plain language. Extraction reads the parsed statement for meaning, so one schema covers each servicer's own layout and labels.

Every extracted value carries the character range it was quoted from in the parsed Markdown. The Ground API maps that range to a page and a bounding box, so a reviewer sees each amount in the cell that printed it.
